Leasing & Application Process

How do I schedule a tour?
Online or by phone through Funnel.
What documents are required to apply?
Valid ID, three most recent bank statements, and one month's worth of recent paystubs.
What are the income or credit requirements?
Income should be approximately 2.5 times the monthly rent. Credit approval is determined by a third-party screening provider.
How do I apply?
Applications may be submitted online.
Is renters insurance required?
Yes.
How long does the approval process take?
Typically 3–5 business days.
Do you offer short-term leases?
Yes. Our shortest lease term is 6 months.
Do you run background and credit checks?
Yes.

Pricing, Fees & Deposits

How much is the security deposit?
$150, $250, or $300 depending on qualification.
Which utilities are included in rent?
No utilities are included in rent.
What utilities am I responsible for?
Electricity and Wi-Fi.
When is rent due and what payment methods are accepted?
ACH, MoneyGram, or cashier's check.

Move-In & Lease Terms

What lease terms do you offer?
6–15 month lease terms.
What is required on move-in day?
Government-issued ID, proof of renters insurance, proof of electricity service, pet screening account (if applicable), and required move-in payment.
Do you allow subletting or lease transfers?
Lease transfers may be allowed if the new resident qualifies. Subletting is not permitted.
What is your move-out policy?
A written 60-day notice is required and must include a forwarding address and reason for move-out.

Amenities & Lifestyle

What amenities do you offer?
Pool, fitness center, package lockers, dog park, and marina.
Are amenities open 24/7?
The fitness center and package center are available 24/7 with access card entry.
Can residents reserve amenity spaces for private events?
No.
Is Wi-Fi available in common areas?
Yes.
Do you offer a guest suite for visitors?

How does package delivery work?
Packages may be delivered to package lockers or directly to residents' doors. Deliveries are not accepted at the leasing office.
